This fast‑tracked project supported the launch of a new pediatric partnership between Advocate Children’s Hospital and NorthShore University HealthSystem through a full interior renovation of a 35,000‑square‑foot, two‑story space at Edens Plaza in Wilmette, Illinois. The updated facility was designed to support a wide range of outpatient services, including exam and procedure rooms, MRI space, X‑ray and ultrasound imaging, physical therapy, ENT, infusion services, an on‑site pharmacy, team workstations, reception areas, offices, and supporting utility spaces.
A key focus of the project was creating reliable, energy‑efficient environmental control across diverse clinical environments, each with unique operational needs. The mechanical design needed to balance patient comfort, staff efficiency, and strict performance requirements while accommodating a fast‑paced project schedule. The solution included a new Heating, Ventilation, and Air Conditioning (HVAC) system utilizing packaged Variable Air Volume (VAV) rooftop units with natural gas heating, Direct Expansion (DX) cooling, and electric reheat for precise zone control. Additional upgrades included new domestic water heaters, upgraded piping, an upsized sanitary service, and a building automation system with wireless thermostat technology to improve control and flexibility.
To meet energy and performance goals, the design incorporated ASHRAE 90.1‑compliant equipment, variable‑speed compressors, variable frequency drives, and gas‑fired heating with a 20:1 turndown ratio. A dedicated HVAC unit serves the pharmacy, providing 24/7 temperature and humidity control while using recovered compressor heat for reheating. Zone reheat units throughout the facility ensure consistent comfort across all occupied spaces.
