The Marriott Marquis Chicago is a new, 40-story, 1,200-key hotel with more than 90,000 square feet of meeting space. Directly connected to McCormick Place, the hotel and meeting spaces provide a nearly infinite combination of flexible event spaces. Opening in mid-2017, the hotel features a signature lobby with a marketplace, fitness center, and business center.
The project is utilizing a Design-Build delivery method. Primera was engaged early in the design process to provide mechanical, electrical, plumbing, and fire protection (MEP/FP) services to: revise the bridging documents; overhaul the design following an updated architectural scheme; and verify compliance with all Marriott standards. Currently under construction, Primera provided construction administration support and continues to work on the project in an advisory role for Clark Construction, MPEA, and Goettsch Partners by attending OAC meetings, performing peer reviews of contractors design drawings, code consulting, and reviewing shop drawings.
In addition to the MEP/FP design services, Primera was also engaged to provide energy modeling and LEED fundamental and enhanced commissioning services. As Commissioning Authority, Primera is utilizing cloud-based commissioning software, CxAlloy, to manage design/equipment reviews, prefunctional checklists verification, functional performance test execution and issue resolution.
Primera is collaborating with the project team though the overlapping design and construction phases and will continue through system acceptance and warranty. The project is pursuing LEED Silver certification through the New Construction v3.0 rating system.
